Challenge: Seamark Properties engaged Matrix Real Estate to sell the remaining 14 homes shortly after they had completed a mid-market auction of 17 homes. Prior to and immediately after the auction they had been marketing and selling with their in-house team. There were several reasons for their decision to hire Matrix. First and foremost was the fact that they wanted a new and fresh start to the marketing program. Prior to the Auction, sales had stalled, and they felt a new approach could continue the momentum that the Auction had started. Matrix was the logical choice as they are the recognized experts in condominium marketing in the Puget Sound market.
Secondly, Seamark's in-house team had been through a lot of ups and downs on the property and they felt that a new team with fresh ideas would benefit the building.
Lastly, Fairview's top floor penthouse homes were large in size and high in price for the market area. Seamark felt Matrix could draw a wider net of brokers and prospects to the property which would be necessary to secure the sale of these larger and more expensive homes.
Solution: Matrix and Seamark worked together to price the remaining homes commensurate with the auction sales results. Once pricing had been established Matrix was able to share 100% of the auction results with prospects and brokers so they could have the certainty of buying into a property with consistent values.
Matrix went through the model homes and freshened up their look and feel, updated the marketing signage and promotional material and set out to expand the marketing effort to a wider geographical region. To make sure all area brokers were updated as to the status of the community, Matrix made personal visits to the local real estate brokerages and hosted broker opens.
To gain wider exposure for the larger penthouse homes Matrix compiled a custom list of brokers that had listed or sold a home in the area over $750,000. Once that list was established each broker was mailed an informative personalized package containing information on these unique penthouses.
Results: 13 of the remaining 14 homes were sold out in 7 months at or above the auction pricing. The largest penthouse still had few shows in spite of our personalized broker outreach campaign. We changed our on-site signage to appointment only and were able to secure a buyer for the last penthouse by our in-house Matrix team.
